What's Actually Getting Built: New Construction Is Now 1 in 4 Listings

Drive almost any road in Williamson County and you will see framing, cranes, and for-sale signs in front of brand-new homes. The data backs up what your eyes tell you: new construction now makes up about 24.5 percent of active listings, a share that keeps growing. And if you are wondering what kind of homes those are, the answer is specific: more than half of the new listings are priced between $1 million and $2 million.

The new-construction share keeps climbing

Roughly one in four active listings is brand new. That is a big change from a few years ago, when resale homes dominated the market and buyers fought over existing inventory. Today the county's growth is being absorbed by new subdivisions, and the builders who kept working through the last few years are now delivering in volume.

What is being built: the $1M to $2M band

The breakdown of that construction tells its own story. More than half of new listings are priced between $1 million and $2 million, which means the typical new home being built right now is a large, amenity-rich house in a planned community: four or five bedrooms, open floor plans, and the schools and conveniences buyers expect. Builders are betting on the move-up buyer, and so far the bet is paying off.

What is not being built

It is just as important to notice what is missing from that mix. Very little new construction is aimed at entry-level buyers, and that is the same story we see in the resale market. Land and building costs push the starting price of a new home well beyond what most first-time buyers can manage, so the affordable band of new construction stays tiny. The missing middle is not just an existing-home problem.

What buyers of new construction should know

Buying new is different from buying a resale, and the differences are mostly good if you understand them. Builder incentives are common right now, sometimes including rate buydowns that lower your monthly payment for the first couple of years. You can often negotiate upgrades, finishes, and closing costs in ways that do not exist on resale homes. What you rarely get is much negotiation on the base price, because builders price against their neighbor builders, not against resale sales.

What it means for the resale market

New construction also changes the math for resale sellers. If your home is competing with a brand-new house nearby at a similar price, you are selling against fresh finishes, warranties, and builder incentives. That does not mean the resale cannot win; established lots, mature trees, and location often do. It means your pricing and presentation have to be sharp.
